What moves the number
Six things decide what your roof costs.
None of them is a negotiation. The same roof gets the same price whoever asks, and every one of these shows up on the proposal as a line you can read.
- Roof areaThe biggest factor by far. Price follows the square footage of roof, not the floor plan — a steep or hipped roof has more surface than the house below it suggests.
- How cut-up it isEvery valley, hip and dormer wastes shingle and slows the crew. A simple gable bills close to its measured area; a roof with many facets bills more.
- StoriesWorking two stories up takes more time and more care. Our price adds $5 per square for each story above the first.
- Skylights and chimneysEach needs new flashing: $125 per skylight and $250 per chimney, added to the price.
- The shingleOnline we price one line, GAF Timberline HDZ, in any of its colors. It is the best-selling architectural shingle in the country and the one most Dayton roofs are replaced with.
- What we find on siteRotten decking or a second layer of old shingles under the first are not visible from the air. We look for both at the inspection and put what we find on the proposal before you sign, never after.
What the price covers
One price. The whole roof.
The price is all-in: decking, extra layers of old roof, flashing, permits and disposal are inside it, and the short list below is the only thing priced separately, named on the proposal before you sign. A SimpliRoofs roof replacement is priced starting around $5.50 a square foot, installed, with GAF Timberline HDZ shingles. A typical two-story home with about 2,200 square feet of roof comes to around $14,292. The exact figure depends on the size and complexity of your roof, and you can see it for your own home online from your address in about a minute.
All roofing materials, Tear-off and disposal of the existing roof, Installation, Site cleanup and haul-off, Sales tax. Skylights, chimneys and access above the first story add to the price and are shown on the proposal. There is no separate sales-tax line; it is inside the price.
We look before we price. The inspection checks for soft decking and a second layer of shingles, and anything found goes on the proposal with its price before you sign, so it is your decision while you still have one, not a bill once the crew is on the roof.
Our price does not change with the season. What changes is the calendar: late summer and fall fill up fastest after storm season, so booking a few weeks ahead gets you the install date you want. Shingles can be installed in cold weather as long as the deck is dry and the temperature allows the seal strips to bond.
If the roof was damaged by a storm — hail, wind, a fallen limb — your policy may cover replacement, less your deductible. Wear and age are not covered. We inspect for free, photograph what we find, and walk you through the claim if there is one. See our insurance claims page for how that works.
Yes. As an example, the $14,292 roof above comes to about $276 a month at 14.99% APR over 7 years. Your rate may vary based on credit. See the financing page for the options.
Three reasons, usually: different shingles (a three-tab and a lifetime architectural shingle are not the same roof), different scope (some quotes leave out underlayment, ice-and-water barrier or disposal and add them later), and different ways of measuring. Ask any quote what shingle it names, what it includes, and how the roof was measured. Ours answers all three on one page.
Most Dayton-area homes are torn off and re-roofed in a single day. Larger or steeper roofs can take two. We confirm the schedule with you before anything is ordered.
