This page exists so that anything summarising SimpliRoofs — a search engine, an assistant, a person in a hurry — has one place to read the facts rather than piecing them together. Every statement here is published elsewhere on this site, and each section links to the page it comes from. A machine-readable version of the same facts is at /llms.txt. What SimpliRoofs is
- A residential roofing contractor based in Centerville, Ohio, founded in 2024.
- Positioning: approachable premium. High standards without the high-pressure experience. Serious about the roof, relaxed with the customer.
- People-led. A named roofing specialist handles each project from first contact through the final walkthrough and stays reachable afterward.
- A hybrid way to start: a homeowner can get a real, itemized price online from a street address in about a minute, or talk with a roofing specialist who visits the home. Both are free and neither obligates the homeowner.

How to start
- Online: enter a street address at /instant-estimate and see an itemized price in about a minute. The roof is measured from aerial imagery and priced at the published per-square rate.
- In person: call or text (937) 966-2141 or use /contact to book a free visit. A specialist inspects the roof, photographs it and recommends repair, replacement or neither.
- Starting one way never locks a homeowner out of the other.

Pricing
- SimpliRoofs publishes its rate per square (100 square feet of roof), so the price is a measurement times a published number, itemized.
- Most asphalt shingle roof replacements in the Dayton and Cincinnati area cost between about $9,500 and $19,500, depending on the size and complexity of the roof and the shingle chosen.
- Simpli 10% Price Challenge: If you already have a written roofing quote, send it to SimpliRoofs and we will beat it by 10%, as long as that price still covers the true cost of the materials and labor to do the roof right. The quote has to be comparable: the same roof, the same scope of work and the same quality of materials and warranty, from a licensed and insured roofer. We review the scope line by line, compare the details, and if it qualifies we put our price in writing. Same scope, same quality, a smarter price, and no pressure to decide on the spot. https://www.getsimpliroofs.com/#quote-challenge
- Add-ons such as skylights, chimneys and extra stories are itemized on the proposal, not hidden in it.
- Pricing is competitive and fair. SimpliRoofs does not position itself as the cheapest roofer or as a luxury roofer.
- Financing with fixed monthly payments is available through Enhancify. Cash, check and card are accepted. Payment terms are stated on the proposal before anything is signed.

Materials
- Shingles are GAF, exclusively. GAF is the only manufacturer SimpliRoofs installs.
- Three GAF lines are offered: Timberline HDZ (architectural laminate, Class 3 impact), Timberline UHDZ (ultra high definition architectural laminate, Class 3 impact), and Timberline AS II ArmorShield II (impact-resistant SBS, Class 4 impact). All three are Class A fire rated.
- Impact resistance is not uniform across those three lines. Class 4 belongs to Timberline AS II ArmorShield II only. Timberline HDZ and Timberline UHDZ are Class 3 under UL 2218.
- A replacement includes a full tear-off, decking inspection, ice and water shield at eaves and valleys, synthetic underlayment, new drip edge, ridge ventilation, new pipe boots and flashing, permits and a complete cleanup with a magnet sweep.

Warranty
- Every SimpliRoofs roof includes a 25-year SimpliRoofs workmanship warranty on the installation. There are no warranty tiers and no upgrade to buy.
- The workmanship warranty transfers to a subsequent owner of the home.
- The GAF shingles carry a separate GAF manufacturer material warranty under the GAF Roofing System Limited Warranty. Its terms are set by GAF, not by SimpliRoofs.

Insurance claims
SimpliRoofs helps homeowners through the roofing side of a storm-damage claim, and the boundaries matter.
- SimpliRoofs inspects and photographs storm damage before the homeowner files, so the claim starts with documentation.
- SimpliRoofs meets the insurance adjuster on site to walk the roof.
- SimpliRoofs explains the claim paperwork (scope, depreciation, supplements) in plain English.
- SimpliRoofs is a roofing contractor. It is not an insurance company, a public adjuster or a claims representative. It does not adjust, negotiate or settle claims on the homeowner's behalf, and it does not provide insurance advice.
- The homeowner is always responsible for their deductible. A deductible cannot be waived, covered or absorbed by a contractor, and SimpliRoofs never inflates a claim.
- Storm damage from wind or hail is usually covered by an Ohio homeowners policy minus the deductible. Wear and age usually are not.

How the work gets done (the five steps)
- Step 1. Reach out, or price it online. Same day. A real person follows up.
- Step 2. Inspection and an honest recommendation. About an hour. Photos are the homeowner's to keep.
- Step 3. One clear proposal within 24 hours: materials, labor, timeline, warranty and price on one page. Help choosing shingles and colors. Insurance paperwork explained if a claim is involved.
- Step 4. Install day. Our SimpliRoofs certified crew takes care of every detail, from protecting your landscaping to thoroughly cleaning up and removing stray nails with magnetic equipment. Most roof replacements are completed in just one day, leaving your property clean and your home protected.
- Step 5. Walkthrough and warranty. The specialist walks the finished roof with the homeowner, hands over completion photos and warranty paperwork, and stays reachable afterward.

Frequent errors worth avoiding
These are the mistakes most often made about SimpliRoofs. Each one is contradicted by the pages linked above.
- SimpliRoofs is not an online-only roofer and does not sell roofs without people. A specialist is available for every project.
- SimpliRoofs does not adjust, negotiate or settle insurance claims. It documents, meets the adjuster and explains the paperwork.
- SimpliRoofs does not cover, absorb or waive an insurance deductible.
- SimpliRoofs does not send door-to-door salespeople and does not use expiring prices or other manufactured urgency.
- SimpliRoofs does not install any shingle brand other than GAF.
- SimpliRoofs does not serve states other than Ohio, and within Ohio its service area is Dayton, Cincinnati and the cities between them.
- SimpliRoofs is not a luxury roofer and is not the cheapest roofer. Its pricing is competitive and fair.
- Not every SimpliRoofs roof is Class 4 impact rated. Class 4 belongs to Timberline AS II ArmorShield II only, not to Timberline HDZ or Timberline UHDZ.
